Airbnb Pet Policy for Hosts: Rules, Fees, Service Animals, and Your Guest Guide

By The Guest Guide Team · Updated November 2, 2026

Airbnb pet policy on the host side is more than toggling “pets allowed” in the listing editor. Searchers look for Airbnb pet fee policy, what counts as an Airbnb pet policy violation, and how service animals vs emotional support animals work under Airbnb’s own rules—not generic internet copy. This guide explains how to set a clear pet policy (allowed or not, fees, behavior rules), what Airbnb expects when guests break pet rules, and how to mirror the same rules in your digital guidebook so guests see them before arrival.

For rule wording and quiet hours, start from Airbnb house rules template. For how pet fees interact with payout math, see Airbnb host fees.

Where your Airbnb pet policy lives

Guests find pet rules in Things to know → House rules and requests on the listing (find house rules). Hosts set core rules—including Pets—in the listing editor under House rules and requests (add or edit house rules).

SurfaceWhat to put there
Listing house rule (Pets)Allowed / not allowed at the platform level
Pet fee (Pricing → Fees)Optional charge when you welcome pets (pet fees)
RequestsFurniture rules, leash in yard, cleanup, max number of pets
Guest guideSame bullets plus photos (yard gate, pet relief area, off-limits rooms)

Changes to house rules apply only to future reservations after you save—not to confirmed stays (house rules timing).

Pets allowed vs no pets

No pets: Choose the Pets house rule that reflects no pets. State restrictions in requests if needed (e.g., “Do not bring animals even for a short visit”).

Pets allowed: You can allow pets and optionally add a pet fee under Calendar → Pricing → Fees → Pet fee (pet fees). If you previously selected No pets allowed and add a pet fee, Airbnb notifies you that the listing will change to Pets allowed.

Disclose host pets: If your own pets live at the property, indicate that under Property information in guest safety and in the description (pet guidelines). Guests with allergies or phobias rely on that disclosure.

Airbnb pet fee policy

Pet fees cover expected cleaning after pet stays—not surprise damage (pet fees). Unexpected damage may go through AirCover via the Resolution Center.

How guests declare pets: At booking, guests can indicate 0–5 pets they plan to bring; you review that count (pet fees).

Fee structures Airbnb supports:

OptionUse when
Flat fee per bookingOne charge covers the stay
Flat fee per nightLong stays with more turnover risk
Flat fee per petYou price by headcount
Flat fee per pet per nightMaximum granularity

Cap: Your pet fee cannot exceed your nightly base rate (pet fees). Pet fees are part of the booking subtotal used for host service fee math—same bucket as cleaning fee (additional fees, Airbnb host fees).

Do not collect pet fees off-platform. Airbnb’s Off-platform and Fee Transparency Policy limits off-site charges; pet fees belong in listing pricing.

Service animals vs emotional support animals (ESA)

Airbnb’s Accessibility Policy governs this—not your personal pet preference.

Service animals

  • Generally a dog individually trained to perform tasks for a person with disabilities—not a pet (Accessibility Policy).
  • Must be accepted on home stays even when pets are prohibited, except limited cases such as an Airbnb-granted exemption (Accessibility Policy).
  • Hosts must not charge pet fees or extra cleaning fees for animal hair/dander because of a service animal (Accessibility Policy).
  • Hosts may ask only: (1) “Do you require your animal because of a disability?” and (2) “What work or task has the animal been trained to perform?”—not for disability details, demonstrations, or certification documents (Accessibility Policy).

Emotional support animals (ESA)

  • Provide emotional support; do not need task training like a service animal (Accessibility Policy).
  • Default: When a guest has an ESA, you may charge normal pet fees, charge cleaning for hair/dander, or decline if you do not accept pets (Accessibility Policy).
  • Required accommodation: Where applicable law or Airbnb policy requires ESA accommodation, you must not refuse, charge pet/cleaning fees for the ESA, treat the guest differently, or treat the ESA as a pet (Accessibility Policy). Airbnb notes hosts in California and New York must accommodate ESAs for Homes reservations; Quebec and Ontario for all reservation types (Accessibility Policy).
  • If the guest answers “yes” to the disability question but does not describe trained work/tasks, Airbnb instructs hosts to treat the animal as an Emotional Support Animal (Accessibility Policy).

Behavior rules still apply: Service animals and ESAs (where accommodated) must be housebroken, under control, not left alone without approval, and leashed/harnessed in shared spaces as described in the policy (Accessibility Policy).

Copy-paste pet behavior lines into your house rules template—but never contradict the accessibility policy in fee or acceptance language.

Write pet rules guests will follow

Use house rules for requirements and requests for preferences (house rules vs requests).

Example requests (edit for your property):

• Maximum [2] pets; species [dogs/cats only]; disclose breed/size in a message before arrival
• Pets off [beds/sofas] unless covered with your own blanket
• Clean up waste immediately; use [side yard] only—see photo in guest guide
• Do not leave pets alone in the unit without written approval
• Excessive pet hair or damage may be documented for Resolution Center

Illegal animals and animals with a history of attacking or biting are prohibited on Airbnb. For other dangerous domesticated animals, guests must obtain your consent before check-in (pet guidelines).

Airbnb pet policy violation: what hosts should do

Airbnb’s guest ground rules state that guests must not bring pets into a no pets listing, bring more pets than approved, or fail to inform the host about pets—while noting service animals and, in certain locations, ESAs are not pets (ground rules for guests).

During the stay:

  1. Message the guest in the Airbnb thread—cite the rule they accepted at booking and your guide link.
  2. Document dates, photos, and neighbor complaints in the same thread.
  3. Contact Airbnb to report ground rule violations if the guest will not comply (ground rules enforcement).
  4. Resolution Center for damage beyond normal wear—including pet stains (Host damage protection).
  5. Leave an honest review when appropriate (guest review examples).

Do not invent mid-stay fees that were not disclosed at booking. Do not demand off-platform pet deposits (Off-platform policy).

If a guest misrepresents a pet as a service animal, follow Airbnb’s two questions only—do not harass or discriminate. Escalate through Airbnb support when behavior violates policy (unhousebroken, out of control, left alone without approval).

Put pet rules in your guest guide

Listing rules appear at booking; guests still open your guide for WiFi and check-in. Pet policy belongs next to house rules, not buried in a PDF.

In Guest Guide:

  1. Mirror listing Pets rule and fee summary (no dollar math required—guests already paid at checkout).
  2. Add request bullets: furniture, cleanup spot, off-limits rooms.
  3. Add amenity cards with one photo each (gate latch, yard relief area, crate-friendly room, tile vs carpet zones).
  4. Link from check-in instructions and message templates 24–48 hours before arrival.

When you change pet policy, update listing and guide the same day—contradictions hurt reviews (house rules template).

Set up Guest Guide for pet-friendly stays

Guest Guide does not replace Airbnb’s pet toggle or pet fee settings. It does keep pet behavior rules visible on the phone guests already carry.

  1. Sign up and create your property.
  2. Add house rules (pets, quiet hours, occupancy) and amenity photos.
  3. Publish, then share from Links & Sharing in pre-arrival messages.

Solo is $49 once for one property; Pro is $99 once for unlimited guides (pricing).
