Airbnb Insurance for Hosts: What AirCover Covers, What It Does Not, and When You Need Extra Coverage
By The Guest Guide Team · Updated November 6, 2026
Airbnb insurance is the phrase hosts type when they mean protection while guests stay in the home. In practice, insurance on Airbnb is several different programs: AirCover for Hosts (host damage protection plus host liability insurance), optional Earnings Protection sold in the US by Airbnb Insurance Agency LLC, AirCover for guests (a guest booking-issue benefit, not host coverage), and your own homeowners, renters, or short-term rental policy. This guide separates Help Center facts from marketing language, maps typical gaps (damage, liability, cancelled bookings), and shows how to set guest expectations in your digital guidebook—without inventing legal advice or coverage numbers Airbnb does not publish.
For the damage-claim workflow after a stay, see Airbnb security deposit. For pre-launch insurance as a checklist item, see Airbnb host checklist. This is not legal, insurance, or tax advice—read current Help pages and talk to a licensed insurer for your property.
What “Airbnb insurance” actually is
Airbnb does not sell a single product called “Airbnb insurance” that replaces a homeowners policy. Hosts usually mean AirCover for Hosts, which Airbnb describes as including guest identity verification, reservation screening, $3 million USD Host damage protection, $1 million USD Host liability insurance, a 24-hour safety line, and $1 million USD Experiences & Services liability insurance (Getting protected through AirCover for Hosts, AirCover for Hosts).
Two distinctions matter immediately:
| Program | What it is | What it is not |
|---|---|---|
| Host damage protection | A reimbursement program for certain guest-caused damage if the guest does not pay (Host damage protection) | Not insurance and not a financial service (Host damage protection) |
| Host liability insurance (HLI) | Third-party insurance for legal liability if a guest (or others) is injured, or a guest’s property is damaged or stolen, during an Airbnb stay (Host liability insurance) | Not coverage for your house or belongings (Host liability insurance) |
| AirCover for guests | Help rebooking or refunding guests when the host cancels, check-in fails, or the listing is significantly different (AirCover for guests) | Not host revenue insurance; not travel insurance (AirCover for guests) |
| Earnings Protection | Optional insurance for lost hosting income from covered events: unexpected repairs of 4 or more days, official access closure of 7 or more consecutive days, or widespread grid outage of 3 or more consecutive days. US only; not available in Indiana, Maine, Missouri, New Jersey, or New York (Earnings Protection, Airbnb Insurance Agency LLC) | Not guest-cancellation insurance; not a substitute for homeowners or AirCover. Coverage is subject to policy terms |
Airbnb’s Resource Center copy calls AirCover for Hosts “protection every time you welcome guests” (How AirCover for Hosts works). Treat that as marketing. The Help articles list terms, exclusions, documentation windows, and places the programs do not apply. Prefer Help over slogans.
Host damage protection: what is covered
Host damage protection, part of AirCover for Hosts, reimburses hosts up to $3 million USD in certain circumstances when guests (or their invitees) damage the place or belongings and the guest does not pay (Host damage protection). Airbnb lists coverage for:
- Damage to the home, furnishings, valuables, or belongings
- Damage to parked cars, boats, or other vehicles caused by guests or invitees
- Extra cleaning in certain cases (stains, pet accidents, smoke odor, or extra unapproved guests)
- Income lost if you need to cancel confirmed Airbnb bookings because of guest damage
Airbnb.org emergency stays remain covered by host damage protection per the same article. Limits are shown in USD (Host damage protection).
How you get paid: document with photos, videos, estimates, and/or receipts; file a Resolution Center reimbursement request within 14 days of checkout; the guest has 24 hours to respond; if they decline, pay partially, or do not respond, you can submit under host damage protection (Host damage protection). Step-by-step host wording lives in Airbnb security deposit.
Cleaning and pet fees cover expected turnover cost. Damage protection is for unexpected extra cleaning or pet damage—for example smoke odor or a chewed sofa—not laundry, dishes, or trash from a normal checkout (Host damage protection).
Host damage protection: what is not covered
Airbnb’s Help list of exclusions includes (Host damage protection):
- Normal wear and tear
- Loss of currency
- Acts of nature (Airbnb’s examples: earthquakes and hurricanes)
- Injury or property damage to guests or others (that is the liability-insurance lane)
- Normal checkout cleaning
- “Other limitations apply”
Airbnb also states host damage protection does not protect hosts who offer stays in Japan (Japan host insurance applies) or hosts who offer stays through Airbnb Travel LLC (Host damage protection, Getting protected through AirCover for Hosts). For listings in Washington state, Airbnb’s contractual obligations under host damage protection are covered by an insurance policy Airbnb purchased—still not the same as host liability insurance (Host damage protection).
Marketing vs fact: a $3 million headline is not a promise that every scratch, every storm, or every missing cash envelope is reimbursed. Coverage is whatever the current terms allow after documentation.
Host liability insurance: injury and third-party damage
Host liability insurance is the part of AirCover that is insurance. Airbnb’s program summary (last updated June 30, 2026) states there is no cost to hosts, the current term is effective to at least June 30, 2027, and $1,000,000 USD is the total limit per Airbnb Stay (Host liability insurance).
HLI covers legal liability for bodily injury or property damage to a guest or third party from an accident during an Airbnb stay booked on the platform. If it applies, it can include investigation and defense costs (Host liability insurance). Co-hosts, cleaners, and similar host-related people can be included as described in that summary.
HLI does not insure damage or loss to your own property—that is damage protection, which is not an insurance policy (Host liability insurance).
Stay must actually happen. Canceled stays and no-shows are not entitled to HLI coverage (Host liability insurance).
Hosts with many listings: effective March 1, 2025, if a host has 6 or more active Airbnb listings at the time of loss, the HLI program may require contribution from any other applicable insurance or apply as excess coverage, depending on that other policy’s language. Failure to disclose other insurance may impact coverage (Host liability insurance).
The program summary publishes a long exclusion list (intended injury, communicable disease, pollution, workers’ compensation, undisclosed interior cameras, and others). That list is not exhaustive. File through Airbnb’s liability insurance intake form; a third-party adjuster handles the claim (Host liability insurance).
AirCover for guests is not host insurance
Guests also see AirCover. AirCover for guests helps if the host cancels before check-in, the guest cannot check in, the listing is significantly different than advertised, or the guest feels unsafe—rebooking at comparable pricing when available, or a full or partial refund (AirCover for guests).
Airbnb states AirCover for guests is different from travel or stay protection insurance. Travel or stay protection can be purchased separately at checkout in some countries; AirCover for guests is included with every booking (AirCover for guests).
If you are comparing insurance on Airbnb as a guest, that checkout travel product is a different contract from AirCover for Hosts. It does not pay you, the host, for empty nights.
Typical gaps: damage, liability, cancelled bookings
These are the gaps hosts actually run into—mapped to official programs, not forum folklore.
Damage
Covered only when it fits host damage protection terms, is documented, and is filed in time. Not covered as listed above: wear and tear, weather events Airbnb calls acts of nature, cash, routine cleaning. High-value items may be eligible only if they fit current terms—verify on Help, do not assume jewelry or art is automatic. Prevention still matters: listing-quality photos plus the same shots in your guide reduce “it was already like that” disputes.
Liability
HLI is for your legal liability to others during an actual stay, with a $1 million USD per-stay cap and many exclusions (Host liability insurance). It is not comprehensive liability coverage (Dominican Republic responsible hosting) and does not replace homeowners or renters insurance (Getting protected through AirCover for Hosts, Responsible hosting). Airbnb also notes you may be required by law to maintain certain auto insurance, which would not be satisfied by AirCover for Hosts (Getting protected through AirCover for Hosts).
Cancelled bookings
| Situation | What covers the money (if anything) |
|---|---|
| Guest cancels | Your cancellation policy—not AirCover for Hosts |
| You cancel | Host cancellation consequences may apply (Host Cancellation Policy for homes); AirCover for guests may help the guest rebook (AirCover for guests) |
| You cancel because of guest damage | Host damage protection may reimburse lost Airbnb booking income tied to that damage (Host damage protection) |
| No-show or cancelled stay, then an injury claim | HLI requires an actual stay; cancelled stays and no-shows are not entitled to coverage (Host liability insurance) |
| Storm, flood, earthquake shuts the listing | Host damage protection excludes loss due to acts of nature (Host damage protection). Optional Earnings Protection (Airbnb Insurance Agency LLC) may pay lost income for covered events—repairs of 4 or more days, official access closure of 7 or more consecutive days, or widespread grid outage of 3 or more consecutive days—in the US except Indiana, Maine, Missouri, New Jersey, and New York. It does not pay ordinary guest cancellations. Whether your own policy covers business interruption is a question for your insurer—not a figure this post can invent |
Airbnb does not publish a host “booking insurance” product that pays for ordinary guest cancellations—including optional Earnings Protection, which covers lost income from listed covered events, not a guest canceling a reservation. Do not tell guests that AirCover “covers cancellations” on the host side.
When extra coverage is needed
Airbnb’s own responsible-hosting article tells hosts to talk to their insurance provider about renters or homeowners insurance, and states that host damage protection does not take the place of homeowners or renters insurance (Responsible hosting). Getting protected through AirCover for Hosts says AirCover is not a substitute for personal insurance, and that you should ask your insurer how (or if) your policy overlaps.
AirCover for Hosts suggests purchasing personal insurance for property damage caused by guests that damage protection does not protect.
Ask your carrier, in writing, questions like:
- Does this policy allow short-term rentals / paying guests, or is that an exclusion?
- What are property vs liability limits for guest stays?
- How does my policy interact with Airbnb HLI—especially if I have six or more listings?
- Are loss of rents, weather, sewer backup, or flood separate?
- Do HOA, mortgage, or local STR permit rules require named coverage or additional insureds?
Do not assume a standard homeowners policy covers Airbnb activity. Airbnb notes that not all insurance plans cover material damage or losses caused by a guest staying at your accommodation (responsible hosting insurance notes on regional hosting pages). Airbnb Insurance Agency LLC also sells optional Earnings Protection for lost hosting income in the US (not Indiana, Maine, Missouri, New Jersey, or New York), with the repair / access / outage limits above. Other “host insurance” product names, premiums, and deductibles vary by carrier and state—those prices are unavailable here unless your insurer quotes them.
Guest guide wording: set expectations without playing insurer
Guests should not learn your claims process from a threat in chat. Put care-of-property rules in the listing and the same bullets in your house rules template and digital guidebook.
Sample copy (edit; do not invent coverage promises):
• Treat the home as you would a friend’s house.
• Message us on Airbnb right away if something breaks or looks damaged.
• Extra people, parties, and smoking follow the house rules you agreed to at booking.
• We do not collect an off-platform deposit. Documented damage may go through Airbnb’s Resolution Center per Airbnb’s policies.
• We cannot advise you on travel insurance; optional guest products, if offered, appear at Airbnb checkout.
Do not paste dollar limits from AirCover into the guest-facing guide. Those figures are host-side program terms, they change, and they read like a guarantee you cannot honor. Keep claims language aligned with Airbnb security deposit and message templates.
Host tip: Publish the guide when the listing goes live. When you change a house rule, edit the listing and the guide the same day so guests are not comparing two policies.
FAQ
Does Airbnb provide insurance for hosts?
AirCover for Hosts includes host liability insurance (third-party insurance, $1 million USD per stay as summarized in Help) and host damage protection (a reimbursement program Airbnb says is not insurance, up to $3 million USD for eligible damage) (Getting protected through AirCover for Hosts, Host damage protection, Host liability insurance).
Is AirCover the same as homeowners insurance?
No. Airbnb says it is not a substitute for personal insurance (Getting protected through AirCover for Hosts).
What about insurance on Airbnb for guests?
AirCover for guests is a booking-issue benefit (host cancel, check-in failure, listing significantly different). Optional travel or stay protection may appear at checkout in some countries and is a separate product (AirCover for guests).
Does AirCover pay me if a guest cancels?
Not as host cancellation insurance. Guest cancellations follow your cancellation policy. Lost income under damage protection is tied to cancelling other confirmed bookings because of guest damage (Host damage protection). Optional Earnings Protection also does not pay because a guest cancelled.
Where should guests read care-of-home rules?
Listing house rules, pre-arrival messages, and your guest guide—keep all three aligned (house rules template).
