Airbnb Instant Book: How It Works for Hosts, Pros and Cons, and How to Turn It Off

By The Guest Guide Team · Updated November 6, 2026

Airbnb Instant Book lets qualified guests reserve your listing without waiting for you to accept. Hosts also search how to turn off Instant Book Airbnb when they want request-to-book again, or when Instant Book is filling dates they cannot honor. This guide covers how Instant Book works, reservation requirements, how to turn it on or off, pros and cons, and when it helps occupancy versus when to keep Request to Book.

For the 24-hour response habit Superhost requires, see how to become a Superhost. For pre-launch booking-mode choice, see Airbnb host checklist. Settings move in the app—confirm the current path on About Instant Book before you change a live listing.

How Airbnb Instant Book works

With Instant Book on, guests who meet your requirements can automatically book any available date on your calendar—no accept click (About Instant Book). Airbnb’s Resource Center (updated May 1, 2024) adds that those guests go through identity verification, agree to your house rules, and meet your guest requirements (Understanding Instant Book).

Instant Book is a booking setting, not a separate listing type. You can turn it on or off anytime from Listings → listing → Booking settings (About Instant Book).

You can still get requests even with Instant Book on. Airbnb’s Resource Center lists: an out-of-date calendar, a recent cancellation, or a guest who does not meet your requirements (Understanding Instant Book). Those still need a response within 24 hours (accept, decline, or message).

How to turn Instant Book on or off

Airbnb documents desktop steps (About Instant Book, Customize your booking settings):

  1. Click Listings, then the listing you want to change
  2. Under Listing editor, click Booking settings to switch Instant Book on or off
  3. If you turn Instant Book on, select your guest requirements
  4. Click Save

That is also how to turn off Instant Book on Airbnb: same Booking settings toggle, then Save. Help articles 1510 and 484 include Desktop, iOS app, Android app, and Mobile browser tabs; the app and mobile-browser steps use tap instead of click on the same Listings → Booking settings path.

Software-connected listings: listings created through a PMS or channel manager are pre-set to Instant Book in most instances. If you turn Instant Book off in software, you must respond to each request. Airbnb also says: do not turn Instant Book off on Airbnb if the same dates are Instant Book (or similarly titled) on other sites (Software listing policies).

After you save, keep the calendar accurate. Instant Book applies to all available dates when it is on (About Instant Book).

Reservation requirements guests must meet

Airbnb’s baseline: all guests must agree to your house rules before booking (Customize your booking settings). Optional Instant Book filters live in Booking settings. Airbnb states you must turn Instant Book on to add guest requirements to the listing (Customize your booking settings).

RequirementWhat Airbnb describes
House rulesGuests agree before they book (Customize your booking settings)
Identity verificationRequired for Instant Book guests per the Resource Center (Understanding Instant Book)
Good track recordCompleted a reservation without incident or bad reviews (Customize your booking settings). The Resource Center phrases a positive track record as at least one stay and no negative reviews (Understanding Instant Book)
Pre-reservation messageA preset message with questions guests respond to when reserving (Customize your booking settings)

Stricter requirements can hide the listing from guests who do not match search filters—including advance notice, preparation time, and good track record (Customize your booking settings). That is a tradeoff: fewer surprise bookings, possibly fewer impressions.

Mirror house rules guests accept at checkout in your house rules template and guest guide so Instant Book stays do not start with a rules surprise.

Advance notice, prep time, and trip length

These settings sit next to Instant Book and change who can reserve (Customize your booking settings):

Advance notice (Airbnb automatically blocks days so last-minute Instant Book cannot land):

  • Same day (with a cut-off time)
  • At least 1, 2, 3, or 7 days

Preparation time between reservations is the same idea: automatic blocks for turnover.

Trip length: set minimum and maximum stay. If you do not set a limit, Airbnb applies a 31-night maximum (Customize your booking settings).

Within 48 hours of check-in: Instant Book is not available if the guest books within 2 days of check-in and needs to arrive outside your check-in window. You get a Request to Book instead and can decline if the arrival time does not work (About Instant Book).

Stay extensions: guests who booked with Instant Book may add extra nights with instant confirmation up to 72 hours before scheduled checkout, without a trip-change request. You get an immediate notification; if you cannot accommodate it, contact the guest right away (Customize your booking settings).

Pros and cons of Instant Book

Airbnb’s own “pros” list (About Instant Book):

  • Convenience — you do not respond to every request
  • Guest interest — guests can filter for Instant Book; Airbnb says those homes are more popular because trip planning is easier
  • Search placement — Instant Book positively affects your response rate, which can improve search placement
  • Superhost — Instant Book can help you reach Superhost, which requires a 90% response rate (About Instant Book, Superhost requirements)

Airbnb does not publish a guaranteed occupancy lift for Instant Book. Treat “more popular” as Airbnb’s product claim, not a percentage you can put in a spreadsheet.

Operational cons hosts should plan for:

  • You must honor the calendar. Double bookings can happen if you synced Airbnb to another site; you then cancel one reservation (About Instant Book)
  • Host cancellations can mean fees and other consequences (Customize your booking settings, Host Cancellation Policy)
  • Instant Book extensions can add nights you did not staff for
  • You review fewer profiles before the stay—screening is mostly requirements + house rules + identity checks
  • Request-to-book gives thinking time; Instant Book gives speed

You can cancel a booking without consequences for valid reasons, such as a guest making it clear they are likely to break a house rule. You cannot cancel for a reason that violates Airbnb’s nondiscrimination policy (Understanding Instant Book).

When Instant Book helps occupancy vs when to keep Request to Book

Instant Book tends to help fill nights when:

  • Your calendar is reliable (lock, cleaner, and buffer nights already work)
  • You want search-filter visibility and a higher response rate without living in the inbox
  • You are comparing occupancy against similar listings and last-minute gaps are the problem—not underpricing
  • House rules, access, and WiFi are already in one guest guide, so a same-day booker can self-serve

Pair Instant Book with honest listing photos and Smart Pricing floors so extra volume is not just cheaper, worse-fit stays.

Keep Request to Book (Instant Book off) when:

  • You live on site or share space and need a conversation before keys
  • The calendar changes often (owner stays, unreliable cleaner) and Instant Book would force host cancellations
  • Local rules or building policies require you to approve each stay
  • You cannot staff Instant Book extensions or off-window arrivals
  • You are still testing check-in (see Airbnb lockbox and check-in instructions)

Request-to-book is not “more exclusive” in search. Airbnb says Instant Book can improve placement via response rate (About Instant Book). If you stay on requests, never let a request expire—expiration counts against response rate (response rate).

Guest guide workflow for Instant Book stays

Instant Book compresses the timeline: booking → check-in can be hours, not days. Your message templates should send the guide link on confirmation, not only 48 hours out.

  1. Sign up and publish arrival, WiFi, house rules, and checkout.
  2. Put the Links & Sharing URL in the booking-confirmed scheduled message (Airbnb automation).
  3. Keep door photos in the guide so a guest who never messaged you can still find the lockbox.
